Financing — Steps 5 & 6

Step 5: Submit your offer once you know your profit. Step 6: Be pre-qualified with a lender so the numbers work on both the purchase loan and the renovation loan. Your margin should be above 30%.

Contract & Closing — Steps 7 to 10

Step 7: Proceed only when you are 100% sure of the numbers. Step 8: Have the contract reviewed and confirm Free and Clear title, then place your deposit. Step 9: Send the signed contract to your lender the same day so you can close in under 15 days. Step 10: Sign at the title company, review the HUD, make the closing payment.
